Minimum entry requirements for self-catering accommodation
To be recognised within the self-catering accommodation scheme an establishment must meet all the minimum entry requirements.
The following items are required to meet these minimum entry requirements and it is essential that these are provided to enable the rating to be confirmed:

In conjunction with the recent assessment, this report is intended to provide a summary of the points discussed at the time of the visit.
Location and exterior
Three Scandinavian style wooden lodges and three cottages are offered, all are close to the owners property within a peaceful and rural hamlet, central to the north Lakes and
fells. The Lodges are traditional in style and offer a very good appearance. External areas are treated every two years ensuring consistency.
The Lodges close to the owners property enjoy landscaped gardens and open aspects. Hedges allow privacy for guests when using the gardens. Cottage gardens are colourful and well
tended. Very good provision of off road parking is available close to each property.
Management efficiency
Bookings and pre-arrival information along with all management procedures are handled in a most professional manner. The new brochure presents very well and used along with the
pre-arrival information sheet, is most comprehensive. Tourist, local, guest and emergency information is very well provided within the property. A very good presentation noted.
A very good personal welcome procedure in place. Each property offers very good space for the number of guests accommodated. Very good provision of accessories and personal touches.
Housekeeping and Cleanliness
The standards of housekeeping and cleanliness are found to be maintained to very good levels throughout the property. Attention to detail and sound cleaning procedures in
evidence.
Living, Dining Areas - Corridors, Stairs
A very good standard of decoration offered throughout these areas. The Lodges are fully wood clad. Open plan living, dining and kitchen
areas are provided in the Lodges. Furniture and soft furnishings of a very good quality co-ordinate well and create a good visual appearance. Noted the replacement of double glazed units and patio door. Flooring of an overall very good quality throughout. New carpets of a very good standard are well fitted in Lodge 3. Good provision for
both heating and lighting.
Bedrooms
Bedrooms are of a good size and offer ample space for placement of furniture and ease of use. Fitted furniture is offered in the Lodges, noted the very good use of baskets for
storage in wardrobe with a lack of traditional drawer space. The restored furniture in the triple room presents very well indeed. Overall furniture is mixed in both quality and
style from cottage to cottage, with some very good quality pieces alongside well maintained functional pieces. Captive hangers are offered throughout, and spare blankets are
wrapped. Very good dressing table facilities offers. Decoration to a very good standard overall. Good provision for heating, and very good lighting, noted the use of extra lamps
for dressing tables. Good quality well fitted carpets. Very good beds with protectors in place and fresh co-ordinated linen offered. Good quality fabrics offered, noted the use
of 'blackout' roller blinds in Lodge bedrooms. Noted the extra provision of hairdryers and tissues.
Bathrooms
Bathrooms are of a good size allowing ease of use throughout. Good provision for both heating and lighting. All are well decorated, The fitting of Perspex sheets around bath and showers over the wooden walls in the Lodges presents well and gives a
very durable, waterproof finish. Fixtures and fittings of an overall very good quality are very well maintained. The provision of lighting and heating is good and added to
comfort in use. Ventilation is well provided. Good quality flooring. Freshly laundered towels are included in
the letting price.
Kitchens
The space offered in kitchens differs from property to property. Lodge kitchens are open plan to living and dining areas, again very well fitted, fitted units
of good quality. More than ample work and storage space offered in each kitchen. Very well organised and exceptionally clean cupboards and drawers. Lighting and heating levels
are good, with ventilation well provided. Good quality branded modern equipment and electrical appliances, all being well maintained. Laundry equipment for lodges are offered in
an 'outhouse' style storage area. Crockery, cutlery, glassware in good supply and of a very good and serviceable quality. The provision of kitchenware
and utensils is very good. All kitchens offer stainless steel pans and identical provision and quality of utensils.
Summary
A very good location is enjoyed by these family operated and professional run properties. A very good overall standard of family holiday accommodation is offered, benefiting
from a very good standard of hospitality and customer care.
